What You Receive

A professional written report suitable for courts, attorneys, the IRS, lenders, and financial institutions, delivered digitally, with a full market analysis, property description, and a supported value conclusion.

Turnaround Time

Most residential reports are finished within several business days. Court deadlines and time-sensitive transactions are common here; tell me your date and I will tell you whether it is realistic.

Payment Options

Credit card, check, or electronic transfer, due on completion. Invoice terms can be arranged for large assignments and multi-property estate work.

Our Appraisal Services

Specialized valuations for every situation, from a quiet family transfer to contested testimony in court.

Date of Death Appraisals

A retrospective value as of the day an owner passed away, prepared for probate, IRS Form 706, and the stepped-up cost basis heirs will rely on later.

Divorce Appraisals

An impartial opinion of value both spouses and the court can work from, at a current date, the date of separation, or both.

Estate & Trust Appraisals

Fair-market valuations for probate administration, trust distribution, and tax reporting, prepared for executors, trustees, and estate counsel.

Bankruptcy Appraisals

An independent value the trustee, the attorneys, and the bankruptcy court can use to establish exactly how much equity a property holds.

Expert Witness & Litigation Support

A report engineered to be attacked, plus an appraiser who will sit for deposition and testify to it.

Pre-Purchase Appraisals

Find out what a home is actually worth before you sign, not after the lender's appraiser gets around to it.

Pre-Sale Appraisals

Price the listing from evidence rather than optimism, and be ready to show a buyer's lender why the number holds.

Tax Appraisals

Valuations that carry weight with the county assessor and the IRS, for assessment appeals, gift tax, and related filings.

Family Transaction Appraisals

Document fair market value when property changes hands between relatives, so neither the IRS nor the family has reason to object later.

Insurance Dispute Appraisals

An independent valuation when you and your carrier cannot agree on what a property, or a loss, is worth.

Bail Bond Appraisals

Verify the equity in real property pledged as collateral, in the form courts and bonding companies accept.

Immigration Appraisals

Property valuations that satisfy USCIS documentation requirements for visa, residency, and sponsorship petitions.
